UOB home loan features and benefits
Competitive 3-year fixed rates
UOB’s 3-year fixed packages for both HDB and private property are among the most competitive in the Singapore market. The bank’s established Singapore-dollar deposit base supports its ability to price longer fixed tenures competitively, and its 3-year packages regularly come in below or level with DBS and OCBC at the equivalent tenure.
50% lock-in waiver on sale
On selected UOB packages, 50% of the early redemption penalty is waived if the loan is redeemed because you are selling the property. The standard penalty is 1.5% of the outstanding loan amount, so on a $600,000 balance, a 50% waiver saves $4,500. This is less generous than the 100% waiver available on selected DBS and OCBC packages, but still a meaningful benefit for borrowers who may sell within the lock-in window.
Free partial prepayment
UOB allows partial prepayment of the principal on selected packages without the standard early redemption penalty, up to 10% of the outstanding loan amount. This is useful for borrowers who receive a bonus or come into funds mid-tenure and want to reduce total interest and shorten their loan without fully redeeming. At $500,000 outstanding, that is up to $50,000 in penalty-free principal reduction per year on qualifying packages.
Cash rebates for refinancing
UOB offers cash rebates for refinancing on a tiered basis, up to $2,500 for qualifying loans. These rebates can be used to offset legal and valuation fees, and in cases where legal fees can be paid from CPF (private property), the cash rebate may be retained outright. Combined with DollarBack’s up to $3,300 in additional rewards, refinancing to UOB can result in a net-positive outcome after accounting for all upfront costs.
UOB One Account integration
Borrowers who credit their salary to UOB and meet qualifying card spend thresholds can earn bonus interest on their UOB One Account savings. Unlike DBS Multiplier, home loan instalments are not a standalone qualifying category for UOB One, the bonus interest mechanism depends primarily on salary credit and card spend.
Pros and cons of UOB home loans
|
Pros |
Cons |
|---|---|
|
Competitive 3-year fixed rates for HDB and private property, consistently among the market leaders at this tenure. |
UOB One Account bonus interest depends primarily on card spend and salary credit. Home loan instalments are not a standalone qualifying category, so existing DBS Multiplier users who switch to UOB may not replicate the same savings account benefit. |
|
50% lock-in waiver on sale on selected packages, reducing the penalty risk if you sell within the lock-in period. |
The 50% sale waiver is less generous than the 100% waiver available on selected DBS and OCBC packages. For borrowers with a high probability of selling within the lock-in, the difference matters. |
|
Free conversion on selected packages within the lock-in period, allowing a switch to a better rate without paying conversion fees. |
Post-lock-in floating spreads can be higher than some smaller or foreign bank competitors if you do not reprice proactively when your lock-in ends. |
|
Free partial prepayment up to 10% of the outstanding loan on selected packages, useful for borrowers who want to chip away at principal mid-tenure. |
UOB home loan eligibility and required documents
TDSR and MSR
All UOB bank home loans are subject to the Total Debt Servicing Ratio (TDSR) framework set by MAS. Your total monthly debt obligations, including the new home loan, cannot exceed 55% of your gross monthly income. For HDB flat purchases financed with a bank loan, the Mortgage Servicing Ratio (MSR) also applies, your monthly home loan repayment cannot exceed 30% of your gross monthly income.
Loan-to-Value (LTV)
For borrowers with no outstanding home loans, LTV is up to 75% of the property’s purchase price or valuation, whichever is lower. If you already have an outstanding home loan, LTV limits are lower.
Required documents
Standard documents for a UOB home loan application:
- NRIC (or passport and employment pass for non-citizens)
- Latest 3 months’ payslips
- CPF contribution history for the past 12 months
- Latest IRAS Notice of Assessment
- Option to Purchase (OTP) or Sale and Purchase Agreement
- Statements for all existing credit facilities
Is a UOB home loan right for you?
UOB does not suit every borrower equally. Here are the profiles where it tends to be a strong fit.
Private property buyers
UOB’s 3-year fixed rates for private property are consistently competitive. Buyers who want rate stability over a 3-year period from a major Singapore bank with strong regional standing often find UOB a strong fit. Its in-house valuation also reduces friction during the application.
BUC condo buyers
UOB’s SORA-pegged BUC packages are well-suited to new-launch condo buyers with longer construction timelines. Because interest is charged only on the disbursed amount during the progressive payment period, monthly costs stay lower during construction — a real benefit on purchases where the construction period spans two or more years.
Existing UOB customers
If you already credit your salary to UOB and regularly use a UOB credit card, a UOB home loan may sit cleanly alongside your existing banking setup. While mortgage instalments are not a standalone UOB One qualifier, consolidating your main banking and mortgage with the same institution simplifies financial management and may support UOB One bonus interest if your card spend and salary meet the thresholds.
Refinancers
UOB’s cash rebate of up to $2,500 for refinancing, combined with up to $3,300 in additional rewards, can cover or offset legal and valuation fees for most refinancing cases. The free conversion option on selected packages adds ongoing flexibility after refinancing, allowing a rate switch mid-tenure without extra cost if market conditions improve.
Why use DollarBack Mortgage for your UOB home loan?
Free service
DollarBack Mortgage’s service costs you nothing. Banks pay brokers a standard referral fee — the same fee structure applies whether you use a broker or walk into a UOB branch and speak to a bank-employed mortgage specialist. Your loan rate is not affected by using a broker. In many cases, the rates we access through UOB are lower than those on the UOB website, because deviated rates are available only through the broker channel.
Access to unpublished rates
UOB maintains rate packages that are not publicly displayed. These deviated rates are available only through mortgage brokers with a UOB panel relationship. Our consultants know what is available and negotiate on your behalf before you see any numbers.
Comparison across 16 banks
Before we recommend UOB, we compare it against all 16 banks we work with. Sometimes UOB wins outright. Sometimes another bank offers a better rate or package structure for your specific loan size or property type. Either way, you decide with a full market view rather than whatever one bank’s relationship manager tells you.
How to apply for a UOB home loan through DollarBack Mortgage
Consultation and assessment
A DollarBack mortgage consultant reviews your financial position, property type, and loan requirement. We calculate your TDSR and MSR where applicable, confirm your LTV, and identify which UOB packages match your situation. We also run a cross-bank comparison so you can see how UOB stacks up against alternatives before making any decision.

Prepare and submit documents
We shortlist the right UOB package with you, then help prepare your application. You will need: NRIC, 3 months' payslips, 12-month CPF contribution history, IRAS Notice of Assessment, Option to Purchase or Sale and Purchase Agreement, and statements for all existing credit facilities. We submit to an assigned UOB banker and provide status updates every two days.

Sign the offer after approval
Once UOB approves your application (typically within 7 to 21 days from complete submission) a Letter of Offer is issued. We arrange a call to walk through the terms before you accept. UOB supports digital signing of the letter of offer. After acceptance, your assigned DollarBack consultant remains available through the conveyancing period.

Frequently Asked Questions
What floating rate peg does UOB use?
UOB’s floating packages are pegged to 3M SORA (the 3-month Singapore Overnight Rate Average), published by MAS. Unlike SIBOR, which was based on offered rates, SORA reflects actual overnight interbank borrowing transactions and is considered a more transparent benchmark. SIBOR and SOR were fully retired, and SORA is now the standard floating rate peg for Singapore home loans.
Is a UOB fixed rate or SORA loan better?
Fixed rates give payment certainty for the lock-in period, which suits borrowers who want to budget precisely or who expect rates to rise. SORA-pegged rates move with the market benchmark — in a declining rate environment, as seen in 2025 to 2026, floating rates have generally been lower than fixed. There is no universal answer. A DollarBack consultant can model both scenarios for your loan size and help you decide based on where rates are heading.
How much downpayment do I need for a UOB home loan?
For HDB flats and private property financed with a UOB bank loan, the minimum downpayment is 25% of the purchase price or valuation, whichever is lower. At least 5% must be paid in cash. The remaining 20% can be paid from your CPF Ordinary Account. This compares with the HDB concessionary loan, which requires only 10% downpayment, fully payable from CPF.
Can I refinance my existing home loan to UOB?
Yes, and UOB offers cash rebates for refinancing of up to $2,500 depending on your loan amount. For private property, legal fees for refinancing can often be paid from CPF, which means the cash rebate may be kept intact. Combined with DollarBack’s up to $3,300 in additional rewards, refinancing to UOB can result in a net-positive or zero-cost outcome. A DollarBack consultant can calculate whether refinancing to UOB makes financial sense for your current rate and outstanding balance.
Is DollarBack Mortgage's service free?
Yes, completely. Banks pay mortgage brokers a standard referral fee as part of their normal distribution cost, the same structure applies whether you use a broker or walk into the branch directly. Your loan rate is not higher because you used a broker. The DollarBack cash rewards you receive are separate from and additional to UOB’s own promotions.
