    About DBS and POSB

DBS Bank was established in 1968 as the Development Bank of Singapore, initially created to take over the industrial financing activities of the Economic Development Board. Today it is Singapore’s largest bank and one of the largest in Asia, with strong credit ratings and a customer base spanning retail, wealth management, and institutional banking.

POSB has been part of DBS since 1998, when DBS acquired the People’s Bank, as it was then known. While both operate under DBS Bank, POSB continues as a retail-facing brand with particularly strong roots in HDB financing. In 2025, HDB bank loan uptake via DBS and POSB grew sharply as bank rates fell well below the HDB concessionary loan rate of 2.6% p.a. Many flat owners who had held off on switching found the gap too large to ignore.

Because DBS and POSB hold one of the largest SGD deposit bases in Singapore, built partly on salary-crediting accounts, the bank has a structural edge when pricing longer fixed-rate tenures. This is one reason DBS 3-year fixed packages are often among the most competitive in the market.

    DBS Floating Rate Home Loans

For completed properties, here are different floating 3M SORA and FHR6 packages. The 3M SORA floating rate package offers a waiver of the commitment fee, in case you sell the property.

*There are lower rates available which we are unable to display below, do contact our mortgage consultants for further details*

FHR6 is DBS’s 6-month Singapore-dollar fixed deposit rate, published daily on the DBS website. It applies to deposits in the $1,000 to $9,999 band. FHR6 packages are still floating-rate loans — DBS can revise its deposit rates — but the rate has historically been more stable and slower to move than 3M SORA. Borrowers who prefer a rate that does not reprice every quarter often find FHR6-pegged packages worth considering, particularly when rates are trending up.

    DBS Fixed Rate Home Loans

The 2- and 3-year fixed rate packages offer a fixed interest rate over the lock-in period and are pegged to 3M SORA after the lock in period is over. Previously, the rates were pegged to SIBOR, which is gradually being phased out and replaced by the SORA benchmark rate for housing loans.

Fixed-rate packages lock your interest rate for the lock-in period, typically two or three years. After the lock-in ends, the rate converts to 3M SORA plus the applicable spread. When comparing fixed packages, it’s worth calculating what that post-lock-in rate would cost at current SORA levels, not just the Year 1 and Year 2 rate, to get an accurate picture of total borrowing cost.

    DBS BUC home loans

For buildings under construction (BUC) for private properties, there are only floating rate packages offered consisting of 3M SORA and FHR6. Note: FHR6, or Fixed Deposits Home Rate 6, is the prevailing 6 months Singapore Dollar fixed deposit interest rate of DBS Bank for amounts within S$1,000 to S$9,999 or such other sum as (DBS) may specify.

Certain BTO developments, including selected projects in areas like Punggol, may be eligible for Green Loan rates, which can be lower than standard BUC packages. Eligibility is assessed at the time of application.

    DBS Refinance Home Loan Rates

You can also refinance your existing home loan to DBS for interest savings. DBS offers a suite of attractive refinancing packages to entice home loan customers to switch over to them.

If your existing home loan is with another bank, refinancing to DBS may reduce your monthly repayments depending on your current rate and outstanding tenure. DBS provides cash rebates for refinancing that can cover or offset legal and valuation fees. For private property refinancing where legal fees can be paid using CPF, the cash rebate may be retained in full.

DBS home loan features and benefits

DBS rates are most competitive when you look at total interest paid over the full loan tenure rather than just the promotional period. On a $500,000 loan over 25 years, the difference between banks can be tens of thousands of dollars. Our DollarBack blog breaks down the full 25-year interest comparison between DBS, OCBC, and UOB with worked examples if you want to see the numbers side by side.

DBS home loan instalments count as a qualifying transaction category for the DBS Multiplier Account. If you credit your salary to DBS and your combined monthly qualifying transactions exceed $500, you can earn bonus interest on the first $50,000 in your Multiplier account. Typical mortgage instalments of $3,000 to $5,000 a month are often enough to push customers into higher interest tiers. Couples can structure this across a joint account to benefit from the same home loan instalment on both accounts.

On selected DBS packages, the usual early redemption penalty of 1.5% of the outstanding loan amount is waived in full if you redeem the loan because you are selling the property. On a $500,000 outstanding balance, that’s a $7,500 saving. This clause is particularly relevant if you’re buying a property you might sell within the lock-in window.

For refinancing cases, DBS offers cash rebates on a tiered basis: $2,000 for loans above $500,000; $2,500 for loans above $1,000,000; and $2,800 for loans above $1,500,000. For private property owners, legal fees for refinancing can often be paid from CPF, which means the cash rebate can be kept in full rather than used to offset fees. At the $1,000,000 tier, this can make a DBS refinance effectively zero-cost on upfront fees.

DBS is one of Singapore’s more digitally advanced banks for mortgage processing. When documentation is complete and straightforward, approvals can come through within one to two business days. The letter of offer can also be accepted digitally, so there’s no need to visit a branch to sign.

For new HDB Home Loan customers financing a completed HDB flat with DBS, Home Payment Care provides income protection for up to six monthly loan instalments, capped at $2,500 per month. It also covers accidental permanent disability and accidental death, each up to $30,000. This is a DBS-specific benefit not commonly offered at other banks for HDB loans.

Unlike 3M SORA, which is a market-determined overnight rate, FHR6 is DBS’s own published fixed deposit rate. It tends to move more slowly than SORA and with a lag, which some borrowers prefer during periods of rate volatility. That said, because DBS sets its own deposit rates, FHR6 is not independently benchmarked the way SORA is.

Pros and cons of DBS home loans

    Pros

    Cons

Low minimum loan amount. DBS accepts HDB home loan applications from $200,000, which is lower than some banks that set higher minimum thresholds for preferential rates and rewards.

Post-lock-in spreads. After the promotional period, DBS floating spreads can be higher than some smaller or foreign banks such as Maybank or CIMB, particularly for borrowers who do not reprice proactively.

Competitive 3-year fixed rates. DBS’s large SGD deposit base gives it a funding-cost edge on longer fixed-rate tenures, and 3-year fixed packages are frequently among the most competitive in the market.

Lock-in penalties on fixed packages. Fixed-rate loans carry an early redemption penalty of approximately 1% to 1.5% of the outstanding loan amount if redeemed before the lock-in ends. The sale waiver applies only on selected packages, so confirm this upfront.

DBS Multiplier integration. Mortgage instalments count toward Multiplier bonus interest, which means existing DBS salary-crediting customers can benefit from their home loan in two ways simultaneously.

Green Loan eligibility is limited. Not all properties qualify for DBS Green Loan rates. Borrowers buying standard private properties or non-eligible BTO projects cannot access the lower BUC Green Loan tier.

No single bank is the right fit for every borrower. Here is a straightforward breakdown of where DBS tends to do well and where it falls short.

DBS home loan eligibility and required documents

    TDSR and MSR

All DBS bank home loans are subject to the Total Debt Servicing Ratio (TDSR) framework set by MAS. Your total monthly debt obligations, including the new home loan, cannot exceed 55% of your gross monthly income. For HDB flat purchases financed with a bank loan, the Mortgage Servicing Ratio (MSR) also applies — your monthly home loan repayment cannot exceed 30% of your gross monthly income.

    Loan-to-Value (LTV)

For borrowers with no outstanding home loans, LTV is up to 75% of the property’s purchase price or valuation, whichever is lower. If you already have an outstanding home loan, LTV limits are lower. A DollarBack consultant can calculate your exact LTV position based on your specific circumstances.

    Required documents

Standard documents for a DBS home loan application:

    • NRIC (or passport and employment pass for non-citizens)
    • Latest 3 months’ payslips
    • CPF contribution history for the past 12 months
    • Latest IRAS Notice of Assessment
    • Option to Purchase (OTP) or Sale and Purchase Agreement
    • Statements for all existing credit facilities

Self-employed applicants will need to provide alternative income documentation. A DollarBack consultant can advise on what applies to your situation.

Is a DBS home loan right for you?

DBS does not suit every borrower equally. Here are the profiles where it tends to be a strong fit.

    HDB flat buyers

DBS and POSB are worth looking at closely if you are buying an HDB flat. The minimum loan amount starts at $200,000, lower than some private-property-focused lenders, and DBS’s 3-year fixed rates for HDB are consistently competitive. New HDB loan customers also qualify for Home Payment Care, which adds income protection for the first six months of the loan.

    BUC condo buyers

For private properties under construction, DBS offers FHR6-pegged and SORA-pegged BUC packages, plus Green Loan rates for eligible developments. Buyers of eco-certified projects may access lower rates not available on standard BUC packages.

    Existing DBS or POSB customers

If you already credit your salary to DBS or hold a DBS Multiplier account, a DBS home loan can work alongside your existing banking setup. Mortgage instalments count as a qualifying transaction category for Multiplier bonus interest, so you can be earning higher savings interest at the same time as servicing your loan.

    Refinancers with larger loan amounts

DBS’s cash rebate tiers make it particularly competitive for refinancing at higher loan amounts. At $1,000,000 and above, the rebate reaches $2,500 to $2,800. For private property owners, legal fees for refinancing can often be paid from CPF, which means the cash rebate may be kept in full. This can result in a zero-cost or net-positive refinancing outcome.

DBS bank loan vs HDB concessionary loan

    Interest rate

The HDB concessionary loan rate is fixed at 2.6% p.a., pegged at 0.1% above the CPF Ordinary Account rate. DBS and POSB bank loan rates have been significantly lower in recent years with fixed rates from around 1.85% p.a. in 2026. On a $500,000 loan over 25 years, the interest saving can be substantial.

    Downpayment

An HDB concessionary loan requires a minimum 10% downpayment, which can be paid entirely from CPF. A bank loan requires 25%, with at least 5% in cash. The cash portion is a firm requirement and cannot be substituted with CPF.

    One-way switch

This is the most important factor to understand before choosing. Switching from an HDB concessionary loan to a bank loan is irreversible. Once you have a bank loan for your HDB flat, you cannot refinance back to an HDB loan. This decision cannot be undone, so it should be made with a clear picture of your long-term plans and finances.

    Eligibility for the HDB loan

Not all buyers qualify for the HDB concessionary loan. Income ceilings and other conditions apply. If you do not qualify, the decision is made for you.

Why use DollarBack Mortgage for your DBS home loan?

    Free service

DollarBack Mortgage’s service costs you nothing. Banks pay brokers a standard referral fee, the same way they compensate their own in-house mortgage specialists. Your DBS or POSB loan rate is not affected by using a broker. The rate you get through DollarBack is the same as going direct, and in many cases better, because we have access to packages the bank does not advertise publicly.

    Access to unpublished rates

DBS maintains deviated rate packages that are lower than those displayed on the DBS website. These are available only through the broker channel and are not offered to walk-in customers. Our consultants know what’s available and can negotiate on your behalf.

    Comparison across 16 banks

Before recommending DBS, we compare it against all 16 banks we work with. Sometimes DBS wins outright. Sometimes another bank comes out ahead for your specific loan size, property type, or timeline. Either way, you make your decision with a full market view rather than just what one bank is offering.

How to apply for a DBS home loan through DollarBack Mortgage

    Consultation and assessment

A DollarBack mortgage consultant reviews your financial position, property type, and loan requirement. We calculate your TDSR and MSR where applicable, confirm your LTV, and identify which DBS and POSB packages match your situation. We also run a cross-bank comparison so you can see how DBS stacks up against alternatives before making any decision.

    Prepare and submit documents

We shortlist the right DBS or POSB package with you, then help prepare your application. You will need: NRIC, 3 months' payslips, 12-month CPF contribution history, IRAS Notice of Assessment, Option to Purchase or Sale and Purchase Agreement, and statements for all existing credit facilities. We submit to an assigned DBS banker and keep you updated every two days on the status.

    Sign the offer after approval

Once DBS approves your application (typically within 7 to 21 days from complete submission), a Letter of Offer is issued. We arrange a call to walk through the terms before you accept. DBS supports digital signing of the letter of offer, so you do not need to visit a branch. After acceptance, your assigned DollarBack consultant remains available for any follow-up questions during the conveyancing period.

      Frequently Asked Questions

DBS and POSB both operate under DBS Bank. POSB is DBS’s retail banking brand and is particularly strong in the HDB mortgage space, with a long-standing customer base among Singapore residents. Both offer similar home loan products, and in practice the rate packages available under each brand overlap significantly. A DollarBack consultant can confirm which brand’s package best fits your property type and loan amount.

FHR6 stands for Fixed Deposit Home Rate, based on DBS’s 6-month Singapore-dollar fixed deposit rate for the $1,000 to $9,999 deposit band. It is published daily on the DBS website. FHR6 packages are floating-rate loans (the rate can change if DBS revises its deposit rates) but FHR6 has historically moved more slowly and with a lag compared to 3M SORA. DBS introduced the FHR peg in 2014 and it remains one of the only fixed-deposit-pegged mortgage options in Singapore.

Fixed rates give payment certainty for the lock-in period, which is useful if you are budgeting tightly or expect rates to rise. SORA-pegged rates move with the benchmark (in a declining rate environment they can save you money), but they also move up when rates increase. There is no universal answer. A DollarBack consultant can model both scenarios for your loan size and help you decide based on current market conditions.

For an HDB flat financed with a DBS bank loan, the minimum downpayment is 25% of the purchase price. At least 5% must be paid in cash. The remaining 20% can be paid from your CPF Ordinary Account. This compares with the HDB concessionary loan, which requires only 10% downpayment and allows the full amount to be paid from CPF.

Yes, and DBS offers cash rebates specifically for refinancing cases. The rebate is $2,000 for loans above $500,000, $2,500 for loans above $1,000,000, and $2,800 for loans above $1,500,000. For private property, legal fees for refinancing can often be paid from CPF, which means the cash rebate may be kept intact. A DollarBack consultant can calculate whether refinancing to DBS makes financial sense based on your current rate and outstanding loan amount.

Yes, completely. Banks pay mortgage brokers a standard referral fee as a normal part of their distribution cost, the same fee structure applies whether you go to a broker or walk into the branch and speak to a bank-employed mortgage specialist. Your loan rate is not higher because you used a broker. The DollarBack cash rewards you receive are separate and additional to the bank’s own promotions.
